Job Purpose

 

A-AAA Key Mini Storage/Key Storage is a privately-owned self-storage company based in San Antonio with 43 facilities in 7 states.  As a District Manager you will lead a team of high-performing property managers to operate a successful portfolio of self-storage facilities.  You will be responsible for cultivating an atmosphere of outstanding customer service with well-maintained, welcoming facilities, while increasing profitability. 

 

Duties and Responsibilities

 

 

Identify, develop, and execute district-level strategies specific to each store’s unique strengths and opportunities.

 

Ensure that all self-storage facilities within your district are performing within the annual budgets and that each facility achieves or exceeds its budgeted Net Operating Income.

 

Manage rental rates, discounts, tenant insurance, and other income sources.

 

Recommends and implements strategic initiatives to improve business operations and profitability.  

 

Evaluate competitor’s rates and programs along with development activity within your district to maintain a competitive edge.

 

Analyze and ensure integrity of financial reports addressing trends and issues in your district. 

 

Deliver the highest R.O.I. for each store by diligently managing the operational budget, payroll, repairs and maintenance, and controllable expenses. 

 

Create and nurture business and marketing relationships to enhance facility profitability.

 

Ensure that each facility maintains maximum curb appeal and provides customers with a clean, safe, and attractive environment to store their belongings.

 

Conduct property audits to ensure operational and safety standards are met, prepares reports and ensures follow-up on any necessary actions. 

 

Lead, motivate, and retain a team of high-performing property managers.

 

Coordinate training efforts to maximize employee potential and facility profitability.

 

Listen to customer and manager feedback to provide exceptional customer service while seeking opportunities for improvement and innovation.

 

Ensure that incidents that may occur at the facility are properly handled.

 

Manage delinquency processes to reduce delinquencies and improve customer retention.

 


Qualifications

 

At least four years of multi-unit District Manager experience in the self-storage industry.

 

Outstanding people and leadership skills, financial acumen, analytical thinking abilities, and time management practices.

 

Proficient with Word, Excel, and web-based systems.

 

Proven ability to drive revenue, control a budget, and lead a team.
